The sun is shining, the weather is warming; Spring is in the air! Squaw and Alpine have closed for the season and now we can focus on house repairs, garden improvements and tuning our mountain bikes for months of entertainment and discovery. Time to spend time outside freeing yourself from Winter’s suffocating clothing and absorbing the sun’s rays and creating vitamin D as God intended. The ghostly look is out, George Hamilton is our role model! Just kidding, everything in moderation.

The multitudes of activities and events are coming soon as should your planning. Fishing season opened last Saturday in the Sierra and the next big event in Squaw is May 23-24th, the ‘Made in Tahoe Festival!’  Hiking, biking, sightseeing, picnicking, water skiing, playing tennis, volleyball and more are there for the taking!

Opportunity is knocking for prospective buyers in the North Lake Tahoe area. Inventory has slowly increased I attribute to the lack of snow and enthusiasm this past season. There are many sellers willing to negotiate a good deal now since their property didn’t sell this last year and perhaps the previous. Give us a call or shoot us an email to get information on your best prospects!

The Squaw Valley Lodge has listings of every floorplan available.  Prices start at $149k for a third share of a Studio-Loft facing KT; Deluxe Studios for $270k, $300k & $320k; One Bedroom’s for $399k & $439k; Premium Studio’s for $585k & $599k; and Two Bedroom’s for $749k, $795k, $799k & $844k with incredible views of KT, Red Dog and Headwall!  Availability at every price point and floorplan!

There are other great purchase options in Squaw!  The Village at Squaw Valley has 28 properties and the Resort at Squaw Creek has 21.  Including all Squaw Valley condominiums available today there are 75 choices!

Give us a call now for more information on any property!  Or just shoot us an email and we will respond quickly; we welcome the opportunity to work with you.

We’ll see you at the upcoming Spring and Summer events!

Real Estate sales were strong this fall and as we enter ski season interest should improve considerably. Real estate pricing is still low compared to 2007; as a buyer this is still a very good time to invest in your ski/boarding future for you and your family as we expect values to appreciate.

Our brokerage, Squaw Tahoe Real Estate, represents transactions all around the Lake Tahoe area. We have represented Lakefront Estates, Residential Homes, Residential Lots as well as Vacation Condominiums. All properties listed on our Multiple Listing Service are available to view on our website. We invite you to tour the extensive listings and contact us for more information!

Squaw Valley Lodge offers condominiums with fantastic ski area views and floorplans. Competitively priced are spacious Two Bedroom, One Bedroom, Studio-Loft, and Deluxe Studio condominiums. We invite you to come by to tour anytime or you can see extensive pictures of them on our website. The location of the Squaw Valley Lodge at the base of this fantastic ski area does make a difference, come see why!

I hope you are enjoying this beautiful weather and will come by our Squaw Valley Lodge office to visit us. See you on the slopes!

The sun is out, snowmelt is flowing, birds are chirping and the flowers are erupting! Welcome to Springtime in the Sierra. This is precisely why I live here.

This is the time for regrouping and gearing up for summer fun. Summer music schedules, restaurant deck openings, Farmer’s Market, Fishing Derby’s, and more are anticipated. There will be too much to do but it’s always best to know your options. Here are some websites to get your planning started!

Real Estate sales have improved quite a bit since last year. More confidence in the economy and an increased property supply have more buyers interested. Ever so slowly, there are more condo-hotel lenders becoming available for qualified buyers but still there are limitations.

Squaw Tahoe Real Estate represents transactions all around the Lake Tahoe area. We have represented Lakefront Estates, Residential Homes, Residential Lots as well as Vacation Condominiums. All properties listed on our Multiple Listing Service are available on our website, we invite you to tour the extensive listings.

We currently are offering the best priced home in Squaw Valley! Our 1104 Lanny Lane listing is a multi-level spacious home with a large sunny deck with views of KT-22 and the Squaw Valley ski area. This four bedroom home has been professionally remodeled and includes a two car garage!

At the Squaw Valley Lodge we have condos with fantastic ski area views and floorplans. Competitively priced are spacious Two Bedroom, One Bedroom, Studio-Loft, and Deluxe Studio condominiums. We invite you to come by to tour anytime or you can see extensive pictures of them on our website. The location of the Squaw Valley Lodge does make a difference, come see why!

I hope you are enjoying this beautiful weather and come to visit us. See you in the outdoors!

The weather has been great this summer; wonderful for hiking, biking, fishing, golfing, barbecuing, boating and attending an endless supply of concerts!  River rafting was very popular this year with months of perfect floating conditions and accommodating weather, except for the thunder storms directly overhead a week ago!

Looking for activities for the rest of the season, here is Squaw’s calendar link for September:  http://www.squaw.com/things-to-do/events-calendar?month=2012-09  This weekend is Labor Day Weekend with tons of activities, concerts, the 23rd annual Foamfest and the Alpen Wine Fest!  Starting August 29th and going through Labor Day is also the Annual Rib Cook-off in Sparks, here’s that link!   http://www.nuggetribcookoff.com/

Real estate sales this summer have been better with sellers needing to sell eventually lowering their list prices or accepting lower offers to be more in line with the current market.  It’s understandably difficult for sellers to accept less for their property when just a few years ago it was worth thirty percent more.  Values are appreciating, albeit very slowly; it will take many years to get back to where values were in 2008.

The Squaw Valley Lodge offers comfortable accommodations in a relaxed atmosphere in the best location!  Come see us to see why the SV Lodge is so special!  We have comfortable deluxe studios with a variety of views, top floor studio-lofts with views of KT-22 or Shirley Canyon, a top floor two-bedroom lock-off unit with fireplace, laundry, and outside decks!  We also have our largest two-bedroom floor plan available in great condition and with much more privacy.   What’s your ideal floor plan?  Come see us next to the Squaw Valley Lodge front desk or give us a call today!  Of course all of the properties in Squaw Valley and beyond can be seen at our popular website, here’s our link: www.squawvalleyrealestate.com

Between Bob and I, we have over 47 years of real estate transaction experience!  Whether buying or selling you can trust we have your interest at heart. This year we’ve not only represented sellers and buyers in Squaw Valley and the SV Lodge but also represented clients in Truckee and around the lake.  Our crowning achievement this year was representing wonderful buyers of a stunning Lake Tahoe Lakefront.  It took months of negotiating but the result was worth it!

We hope you enjoy the remainder of the summer as we head toward another fantastic fall season. Have a relaxing or invigorating Labor Day weekend!

We’ll see you soon in the outdoors!

SQUAW VALLEY AND ALPINE MEADOWS ANNOUNCE THE COMBINATION OF TWO LEGENDARY MOUNTAIN DESTINATIONS
Two of North America’s renowned mountains join forces to provide enormous variety of terrain and adventure.
[Olympic Valley, CA and Alpine Meadows, CA] September 27, 2011—Squaw Valley and Alpine Meadows Ski Resort announced today that the two North Lake Tahoe ski resorts have agreed to combine operations under common ownership and offer season passes and lift tickets that will allow guests to enjoy skiing and riding on both mountains. In celebration, Mother Nature blessed us with our first snow of the season last week with a beautiful white blanket on the upper mountains. Although the official opening date isn’t until November 23rd, we’ll have to watch and see if nature has other plans! It might be a good idea to get your equipment tuned or purchased earlier than later.

Let’s not forget about all of the improvements Squaw Valley has initiated, here’s the link to Andy Wirth’s Renaissance message to the community! http://www.squaw.com/squaws_renaissance

Real estate sales slowed a bit toward the end of summer but interest sure has picked up in the last couple of weeks as weather cooled and we received rain and snow. Since august 1st there were only six condominium closings in Squaw with a very wide range of prices. Four of the six closings were two bedroom units ranging in price from $279,200 to $765,000. The two lower priced units were a foreclosure and a short sale and the high end unit was a top floor, larger two bedroom unit facing KT with views looking up toward Headwall at the Squaw Valley Lodge.

All pricing has come down so now is the time to get your Squaw getaway! All of our listed properties at the Squaw Valley Lodge are priced competitively and the Sellers are prepared to negotiate. Come see us and take a tour of what you could own! We have comfortable deluxe studios with a variety of views including units overlooking our pool area or facing KT; a top floor, sunny south facing one-bedroom unit with vaulted ceiling, and top floor studio-loft condominiums with views of KT-22 and Shirley Canyon. What’s your ideal floorplan? We always have additional units coming on the market, please check with us or our website to find out more! Of course all of the properties in Squaw Valley and beyond can be seen on our popular website, here’s that link: www.squawvalleyrealestate.com
